# Burnished Concrete vs Polished: Which Best Suits Your Floor?

Two common methods of beautifying concrete floors are *concrete burnishing* and *concrete polishing*. Both produce a similar effect—a glossy, attractive surface that’s relatively easy to maintain.

But these two processes are not the same, and despite their similar appearance, they have different long-term results. Discover the differences between concrete burnishing and polishing, so you can decide which is right for your facility.

## What Is Concrete Burnishing?

Concrete burnishing is a mechanical process that uses heat to melt a chemical coating (often a wax, resin, or cream) into a concrete floor. A floor burnisher passes over the treated floor, rotating a diamond-grit buffing pad at high speeds (typically 1,500 and 2,500 RPMs) to generate heat. The melted coating soaks into the pores of the concrete and hardens to create an attractive glossy sheen that also repels dirt.

The burnishing process is relatively quick, requiring only one or two passes to create the desired effect. Because the machine is relatively lightweight, it doesn’t apply much pressure to the floor itself and does only minimal smoothing of the concrete surface.

## What Is Concrete Polishing?

Like burnishing, [concrete polishing](https://www.cpcfloorcoatings.com/concrete-polishing/) is primarily a mechanical process. A heavy polishing machine passes over the floor surface with a diamond-grit polishing pad. The rotation of the pad is slower than for a burnisher, but the machine itself applies more pressure, physically grinding and smoothing the surface of the floor.

The process is then repeated with a finer-grit pad, with up to 10 passes in total. In each pass, the floor is physically ground and smoothed out to a desired shine, and the pores of the concrete are compressed, making the floor denser and harder. Concrete polishing also uses chemicals called [concrete densifiers](https://info.cpcfloorcoatings.com/concrete-densifier-guide-for-facility-managers-cpc), not to create the floor’s shine, but to reinforce its durability.

## Pros and Cons of Concrete Burnishing

Advantages of burnished concrete include:

- **Easier installation**: Burnishing concrete is much faster than a full polishing process, and requires less labor for a smaller initial investment.
- **Less dust:** Because the floor is only superficially smoothed, there is significantly less concrete dust to be managed during installation.
- **Strength:** The floor still has the strength and durability that concrete is known for.
- **Beauty:** The chemical-based gloss looks professional and attractive.

However, burnished concrete does provide a few drawbacks and considerations:

- **Imperfections show through:** Because burnishing doesn’t smooth out the floor in a significant way, any uneven textures or flaws in the concrete will still be obvious.
- **Less durability:** While strong, burnished concrete doesn’t have the same strength or density as polished concrete.
- **Need for re-application:** The chemical-based finish has a shorter lifespan and the sheen on the floor may wear away more quickly than expected. Maintaining the effect may require having the floor re-burnished annually or even every few months, depending on the amount of foot traffic your facility experiences.

## Pros and Cons of Concrete Polishing

Advantages of polished concrete include:

- **Transformation of the floor surface:** The polishing process grinds the surface of the floor to a uniform level, correcting imperfections.
- **Superior hardness and durability:** The intense polishing process alters the physical state of the floor, compressing its molecular structure for permanent strength.
- **More customization:** Because the final effect is determined by the number of polishing passes, you can choose whether you’d like your floor to have a low-luster gloss, a glassy shine, or something in between.
- **Long-lasting beauty:** Because the sheen of polished concrete is inherent to the physics of the floor itself, it doesn’t easily wear away. With regular cleaning and simple maintenance, your floor may be able to go 10 or 15 years before needing touch-ups.

Considerations for polished concrete:

- **More involved installation:** Because concrete polishing requires a more intense process, it involves a higher cost for labor and more downtime for your facility.
- **Dust management:** The polishing process creates a lot of dust during installation. A knowledgeable contractor will have a system for managing air quality and cleanup, and [lower-dust methods](https://info.cpcfloorcoatings.com/wet-vs.-dry-concrete-polishing) are available, but it is not suitable for all industries.

## Which Is Right for Your Facility?

If you’re looking for a quick and inexpensive way to make your concrete floor look glossy, burnishing may be right for you. Keep in mind it works best on concrete slabs that are already in great condition and is less suitable for older or uneven floors. You’ll also need to plan to repeat the process regularly.

If your concrete floor has numerous imperfections, needs a serious upgrade, or requires a one-and-done solution to keep it beautiful for years to come, consider investing in the full concrete polishing process.

## Frequently Asked Questions

 Does burnished concrete need sealing?

Adding a sealant isn’t required as part of the burnishing process, but it does give the floor additional protection from stains and spills, especially in environments that regularly handle liquids or food items. Learn more about [concrete floor sealants](https://info.cpcfloorcoatings.com/flooring-and-concrete-sealers-which-one-is-the-best).

 Is burnished concrete slippery?

Concrete floors provide a decent amount of slip-resistance in most cases (see [Is Polished Concrete Slippery?](https://info.cpcfloorcoatings.com/is-polished-concrete-slippery)). However, for burnished concrete, the specific chemical coating used may have varying effects. Research your specific product or talk to a contractor if you have specific concerns.

How often should you burnish concrete floors?

Depending on the amount of wear your floor undergoes, you may need to re-burnish the floor annually or even every few months to maintain its glossy appearance.

Can burnished or polished concrete floors be dyed?

Concrete dyes or stains can be applied alongside either process, though there may be more color options available for polished floors. You can read more about [concrete dyes and stains here](https://info.cpcfloorcoatings.com/concrete-staining-and-design-for-commercial-and-public-spaces).
